Two suburbs in one postcode: established streets and new release, priced differently.
Schofields is unusual in the Northwest because it holds two quite different kinds of housing side by side. There are the older, larger holdings that predate the release areas, and there are the newer precincts built out around Alex Avenue and toward Riverstone, where homes sit on smaller lots and were finished recently.
A buyer looking at Schofields is often choosing between those two things, and they are not really the same product. Pricing a home here starts with working out which market it sits in, because the recent sales that matter are the ones on comparable land, not the ones that happen to share the postcode.
